Making Your Reservation
All reservations require a deposit plus applicable tax and non-refundable processing fee within five (5) days of making your reservation. Upon receipt of your deposit, we will forward a lodging agreement for your signature. For your protection and a full understanding of the obligations and benefits pertaining to the use of your vacation property, we must receive the signed lodging agreement in our office within ten (10) days.

For reservations made less than 30 days before your arrival date, full payment is due at the time of the booking. Payment must in the form of a money order or certified check.

Please note: Your lodging agreement is your receipt. A balance letter will be sent reminding you that the final payment is due prior to commencement of the rental period. This is your receipt of payment made.

Cancellations
In case of cancellation, any monies received will be forfeited unless we are able to re-rent the property for the entire time period. If the property is re-rented, your deposit will be returned less a 15% cancellation fee of the entire rental amount. The $50 processing fee is non-refundable. No sublets or transfers of lease will be allowed. No refunds due to "Acts of God."

Security Deposit Waiver Fee
All lodging agreements are subject to a Deposit Waiver Fee. The Non-Refundable deposit waiver fee is paid by the guest in lieu of paying a security deposit and offers the guest up to $3000 of coverage for any reported accidental property damage during their stay. Telephones
Unless otherwise specified, all units have a telephone for your use. If it is imperative that you have telephone service, please let us know at the time of reservation, so we may determine if service is available and confirm the telephone number of your rental property.

Long Distance Calls
Telephones, where provided, are for your convenience in making local calls only. Please charge any long distance calls to your credit card or home telephone. If it is necessary to bill you for long distance calls, a $15 billing charge will be added.

Messages
We will deliver messages only in the case of an emergency.

Checking-In
Check-in hours are between 3PM and 5PM. Please call our office to make other arrangements if you will be arriving after 5PM. (4PM for Sunday check-in). Please note that cleaners have up to 7PM to clean vacation properties; in most instances the property will be cleaned by check-in time.

Checking-Out
Please check out promptly at 10AM so the property may be readied for the next guest. We ask that you leave the property neat and orderly, including: 1) Remove all food and spills from the refrigerator. 2) Clean and properly store all dishes and cooking utensils. 3) Make the beds. 4) Leave furniture arranged as you found it. 5) Remove all trash from the unit and place in the designated outside container. 6) Check all drawers and closets for items that may be left behind. We cannot be responsible for items left behind. 7) Close all windows and lock the doors when leaving, and return the keys promptly to our office. Do not leave keys in the unit.
An additional fee may be applied to your account if the above listed items have not been met.

Parking and Parking Permits
Certain areas and municipalities require permits for on-street parking. Boat trailers, motor homes and campers are not allowed in some areas. Parking permits, where needed, are available for one or two cars depending on how many permits the property owner has provided. Not all properties come with parking permits and Seacoast Realty cannot guarantee permits on any property. Parking permits are given to Seacoast Realty at the sole discretion of the property owners. Seacoast Realty is not responsible for illegally parked vehicles. Ask your rental agent for more information.

Agency Relationship
Seacoast Realty has an agency relationship with the owner of properties in our rental program. Seacoast Realty has been hired and paid by the owners for services rendered. In all negotiations regarding these properties, Seacoast Realty will be representing the best interest of the owner.

Group Rental Policy
It is the policy of Seacoast Realty and the property owners we represent for short term rentals only to be rented to family groups only or to qualified non-family groups wherein at least two guests signing the lodging agreement are 25 years of age or older and will occupy the property during the entire term of the agreement and will supervise and be responsible for any members of the group that are under 25 years of age. A family group is defined as a married couple, parents, grandparents, children and extended family members vacationing in one property. An unqualified non-family group is defined as unrelated adults, high school students, college students, or any other type of situation not meeting the age requirements stipulated herein. Should Seacoast Realty personnel ascertain that an unqualified non-family group is occupying a property in violation of the age requirement, the group is subject to immediate termination of the lodging agreement and removal from the property with no refund. Seacoast Realty reserves the right to refuse any rental, cancel existing reservations, return money received and terminate occupancy without refund in the occupancy if, in our opinion, it is detrimental to the property and its owner whom we represent.

Grilling
Do not use outdoor grills on decks, porches or near wooded areas. Please be sure you clean the grill after using it, so the next guest finds it ready for use.

Tentative Reservations
As a courtesy to our guests, we will provide a tentative reservation card to reserve the same property the following year or to make any changes to your property or time frame. Tentative reservations are subject to availability and cannot be guaranteed.

Rental Properties
Each property in our rental program is privately owned and reflects each owner's personal tastes and needs. If you have a specific need, please advise us before making your reservation as we will be unable to make substitutions or refunds upon your arrival.

Pets
In most cases, pets are prohibited on premises, unless noted otherwise on your lodging agreement.

Other Information
  • Maximum occupancy will be strictly enforced.
  • The opening and closing of pools are at the discretion of each individual community.
  • There will be a fee added to the balance of your lease for any returned check.
  • There will be a fee of $30 for any parking permits and/or keys not returned upon checkout.
  • Certain communities require tenants to pay a resort fee. Ask your agent for further information.
  • Basic cable television or satellite is furnished in each property unless otherwise noted.
